Inclusions & Site Requirements
This page explains what is generally included in JAC the Builder’s expandable granny flat package, what assumptions apply, and what may require additional quoting.
This information is provided as a guide only. Your final quote, contract and approved plans will confirm the exact scope for your project.
1. Package Overview
JAC the Builder offers affordable expandable granny flats for suitable properties in Greater Sydney. The package is designed to include the key steps required to deliver, install and connect the dwelling, subject to site suitability, approvals and final contract scope.
The standard 1-bedroom package starts from $87k ex GST.

3. Approvals
JAC the Builder handles the approval process for you. The approval pathway is generally a Development Application (DA) for a manufactured secondary dwelling and Section 68 approval for service connections.
Approval timeframes can vary depending on the property, documentation requirements, approval pathway and relevant authority. Approval timing is not guaranteed.
4. Site Suitability
All properties are assessed on a case-by-case basis. Before confirming a project, we assess available space, site access, delivery access, cranage access, service locations, ground conditions, planning requirements and site-specific constraints.
Not every property will be suitable.
5. Service Connections
Electrical and plumbing connections are included where services are located within 5 metres of the new dwelling location.
If services are further away, require upgrading, or involve additional work, this may require a separate quote or variation.
6. Site Preperation
The standard package includes footings required for the installation of the dwelling.
Additional site preparation may be required depending on the property. Additional works such as levelling, compaction, excavation, clearing, drainage works, retaining walls and service upgrades are not included unless specifically stated in your quote or contract.
7. Site Make-Good
Site make-good is included. This means JAC the Builder will reinstate areas directly affected by the installation so the property is left tidy and usable.
• New fencing around the dwelling where required
• Basic repair works directly related to the installation
• Slats or screening to cover visible piers, where required
Site make-good does not include full landscaping unless quoted separately. Optional outdoor upgrades can be discussed and quoted separately.

An oven and rangehood are not included as standard unless specifically added to your quote.

11. Air-Conditioning
The standard package includes air-conditioning to the living area. Air-conditioning warranty documentation will be provided at handover. Additional air-conditioning requirements can be quoted separately.
12. Warranty
JAC the Builder provides a 12-month warranty on the building. Manufacturer warranties for included products, such as air-conditioning, will be handed over where applicable. Warranty terms may vary depending on the item and supplier.
13. Payment Schedule
• 20% deposit at contract
• 50% payment at order
• 30% balance on completion of works
Payment terms will be confirmed in your contract
14. Changes & Variations
Changes requested after contract signing, approval, order or sign-off may result in additional costs. Some changes may not be possible once approvals, ordering or manufacturing have progressed. Any approved changes will be confirmed through a written variation.

16. Final Scope
